SURVEY & INSPECTION SERVICES
We provide the most extensive survey and inspection services in the industry.  Our
survey and inspection services include the following:

  • Visual inspection of existing deck, membrane system including flashings and
    all other connected or related building systems or materials
  • Investigation of reported and discovered leaks
  • Laboratory analysis of roofing materials
  • Assessment of reported or discovered damage
  • Non-destructive moisture measurement scan, including a contour map of the
    roof that indicates areas of moisture containment, migration of moisture and
    moisture entry points
  • Photographic record of existing conditions
  • Report of survey or inspection findings
  • Recommendations for all necessary corrective actions
  • Cost estimates for repair or replacement
  • Plot plan of roof for phase repair or replacement including budget projection
  • Energy analysis
Any one or combination of the above services may be included in a project
depending on the scope and purpose of the project.  For example, one project may
be limited to a simple leak investigation while a failure investigation project could
include most of the above services.  Our most common survey includes only a
simple visual inspection of the roof and related or connected materials.  A
well-trained and experienced technician always conducts our surveys.  Once the
survey is complete and the data is analyzed a senior consultant prepares the report.
SPECIFICATIONS & DRAWINGS
Because of our full time involvement in the roofing and waterproofing industry, we are
able to keep current with the many advancements and new products being
introduced by product manufacturers.  We maintain an ongoing program of testing
and analyzing new products and procedures in order to evaluate their usefulness to
our clients needs.  This knowledge of the industry enables us to provide the most
applicable specifications for our clients.

In addition to providing the best specifications, our experienced roofing and
waterproofing designers design the most appropriate and effective details for our
client's project.  These designs are communicated by means of plans and details.  
Specifications are prepared using Microsoft Word, plans and details are prepared
using AutoCad software.  Our specifications, plans and details are suitable for
bidding purposes as issued.  We also conduct the pre-bid conferences with bidders
and prepare supplemental drawings, addenda and bulletins, if required.
CONTRACT MONITORING
No matter how extensive the survey or how applicable the specifications and
drawings, the success of the project is largely dependent on the execution by the
contractor.  Because of the importance of the execution, we encourage our clients to
utilize our on-site quality control inspection and other Contract Monitoring services.  
Our contract monitoring services include the following:

  • Reviewing and making recommendations of bids
  • Conducting the pre-construction conference
  • Reviewing and evaluating change orders
  • Reviewing and approving contractor invoices
  • Observing and evaluating in-progress work
  • Conducting final inspections
  • Preparing punch lists
  • Participating in meetings
PREVENTIVE MAINTENANCE PROGRAMS
In order to make your roof preventive maintenance program as effective as possible
we provide the following four essential parts.  These parts are well thought out and
meticulously followed so that you can fully realize the benefits of your preventive
maintenance program:

  • The Initial Audit Inspection - The audit inspection is a detailed inspection of
    all components of the roofing system and other related or connected building
    systems.  The purpose of the audit inspection is to identify any condition that
    may be the result of or lead to roofing damage.  The data that is collected
    during the audit inspection becomes the base upon which the preventive
    maintenance program is based.

  • Timely Performance of Required Maintenance Tasks – Once the inspection
    is complete and defects have been identified, we work with your maintenance
    personnel or roofing contractor to make sure the proper repairs are made.

  • Follow-Up Inspections – Follow-up inspections are be performed at least two
    times per year.  Other inspections can be done after severe weather, or when
    there has been excessive foot traffic or when other conditions that may cause
    roof damage have occurred.

  • Record Keeping – Record keeping begins with organizing the information
    that is gathered during the audit survey. This information includes the original
    construction data when available.  It also includes dimensions, penetrations
    observed defects and other notable features observed during the audit
    survey.  This information is noted on a roof audit inspection form and on a
    small scale drawing of the roof.  The information is then updated and added
    to after maintenance tasks have been completed and after each follow-up
    inspection. All records are kept in a computer database.
